Indian Institute of Management, Nagpur is looking for a qualified & experienced Sr.Officer/Manager – Estate Maintenance, Engineering Services & Facilities Management Department (EMES & FM) for the efficient and effective operations of the estate maintenance, engineering services & facilities management department within the Institute.

Job Description

Position: Sr.Officer / Manager – Estate Maintenance, Engineering Services & Facilities Management Department (EMES & FM) – Contract/Regular

Qualification and Experience:

  • Applicant should have a Graduation degree with minimum 60% marks in Engineering in Mechanical/Electrical/Civil discipline from a reputed Institute.
  • M.Tech./ME or a Master’s degree/diploma in Business Administration/Management will be preferred.
  • At least 15 years of relevant work experience preferably in a large organization or institutional setting with a workable knowledge of relevant regulations, codes, and standards related to tendering & procurement, contract management & compliances, building maintenance, engineering services & facilities management.
  • A minimum of 5 years of experience of leading a team will be desirable.
  • Experience at IIMs/IITs/NITs or any other premiere education Institution in the senior administrative capacity is desirable.
  • Quick learners from varied domains who are passionate for administrative fields and are ready to learn and adapt to the new eco system are also encouraged to apply.

Job Profile:

1.Estate Maintenance:

  • Strategic overview of the management of vast Institute premises and future development plans.
  • Develop and implement preventive maintenance programs for buildings, equipment, and infrastructure to minimize downtime and ensure optimal performance.
  • Conduct regular inspections to identify maintenance needs, safety hazards, and compliance issues and take corrective actions as necessary.
  • O&M Contract management (including repair & maintenance works) of all Technical infrastructure & systems during DLP/ Project tender contract period and beyond at IIM Nagpur campus – Electrical HVT/LVT systems, UPS system, Chiller plant, HVAC system, DGs, WTP, STP, Civil maintenance works, Electrical maintenance works, MEP systems, FF system, RO systems, Solar Water heating system, BMS system, CCTV system, Lifts & Horticulture.
  • Coordinate with maintenance staff, contractors, and suppliers to schedule and prioritize maintenance activities and repairs.
  • Maintain accurate records of maintenance work, inspections, and expenditures to support budgeting and planning processes.
  • Liasioning and coordination with all statutory bodies like MADC, MSETCL etc along with coordination with external vendors , contractors & consultants.
  • Overall management of utility shops & services (Laundry, café, grocery store, unisex salon) right from empanelment of the vendor and subsequent requirements.

2.Engineering Services:

  • Provide leadership and direction to the engineering team responsible for managing mechanical, electrical, plumbing, and other building systems along with any new construction.
  • Oversee the design, installation, operation, and maintenance of building systems to ensure reliability, efficiency and compliance with codes and standards.
  • Develop and implement energy management strategies to optimize utility usage, reduce costs, and minimize environmental impact.

3.Project Management:

  • Strategize, plan and execute capital projects of all nature for the futuristic development of the Institute.
  • These capital projects will include but not limited to projects such as solar power plant, additional infrastructure buildings, phase 2 development of IIM Nagpur and other expansion plans from time to time as per the futuristic needs of the Institute.

4.Facilities Management:

  • Develop and implement comprehensive facilities management strategies and policies to support the Institution’s objectives.
  • Oversee the day-to-day operation of facilities, including office buildings, class rooms, hostels, canteen, mess, residential buildings, seminar halls, utility shops, recreational areas, and other facilities as required.
  • Coordinate with internal departments and external vendors to address maintenance, repair, and cleaning needs promptly and efficiently.
  • Manage facility-related services such as security, parking, waste management services to ensure compliance with standards and regulations.
  • Transport vendors empanelment and management as per tender terms and conditions and managing transport facilities at the Institute.
  • Housekeeping, Landscape & Horticulture management including contract management.
  • Administrative coordinator for various Institute level events, conferences and convocation etc.

5.Budget and Resource Management:

  • Preparation and monitoring of capital and revenue expenditure budgets (BE&RE) for estate, engineering and facilities.
  • Strategize and execute all capital procurement of assets pertaining to Infrastructure, Furniture, Equipment, Machinery & ICT in the institute, in-line with its growth plans.
  • Monitor expenditures against budget allocations and implement cost-saving measures where possible.
  • Manage departmental resources, including personnel, equipment, and supplies to ensure efficient and effective service delivery.

6.Stakeholder Engagement:

  • Collaborate with internal stakeholders, including senior management, department heads, and employees to understand their needs and priorities.
  • Communicate regularly with stakeholders to provide updates on facility management activities, initiatives, and projects.
  • Assist in audits related to capital procurement/contract management.
  • Assist the CAO for all the activities as & when assigned.

Salary & Benefits: Selected candidate will be offered initially a fixed-term appointment for two years on IIM Nagpur contract on a consolidated monthly salary depending upon the suitability of the candidate and Institute norms, within the range of INR 1,00,000 to 1,70,000 commensurate with qualification and experience. In addition to this the perks & allowances will be paid as per Institute norms.

Candidates who are already working in a Government organization on a regular pay scale for at least last 5 years at appropriate level can be considered for a regular appointment, though the probation and other terms & conditions will be as per IIM Nagpur norms.
